A Look Back on The Greatest Year: 2015

In the Texas real estate industry, few names carry as much weight as Marcus Hiles. 2015 has been a banner year for the real estate magnate, with his two firms–Western Rim Property Services and Mansions Custom Homes–achieving record sales and successfully completed projects throughout the Dallas-Fort Worth area. These accomplishments come in the wake of a lengthy history that is characterized by some of the most significant developments in the Texas real estate sphere.

The preceding years reveal a lengthy track record of accomplishments that Marcus had achieved via Western Rim and Mansions, culminating in 2015. Marcus Hiles had by then become one of the most recognizable names in the Texas real estate industry, with housing developments located throughout Dallas/Fort Worth areas communities such as Tyler, Prosper, Rockwall, North Richland Hills, and Collin County. In addition, Marcus had also initiated residential development projects throughout Houston, Austin, and San Antonio.

The road to success has been a long and sometimes difficult one for Marcus Hiles, particularly during the early years of Western Rim Property Services. The firm was founded in 1988, during which time the real estate market was facing a severe shortage in affordable residential housing options. With his characteristic drive and tenacity, Marcus set about developing communities that offered quality properties at lower prices than standard market rates.

By addressing a distinct need in the local real estate industry, Marcus Hiles effectively concerned the market on residential properties, rapidly growing and expanding his company’s range and scope beyond initial expectations. By 2015, Western Rim Property Services had built up an inventory consisting of 10,400 completed units, with 5,200 units in the development stage.

Leading up to 2015, it was consistently apparent that Western Rim was destined for bigger and better things. For three straight years, from 2012 to 2014, the company was included in the list of Top 5 firms by SatisFacts. The apartment industry’s recognized authority on resident surveys, resident satisfaction, resident retention, and reputation management, SatisFacts selected Western Rim Property Services for the distinction out of hundreds of firms reviewed.

One of the most significant developments in Western Rim’s recent history was the adoption of 15 SEER rated air-conditioning units for the company’s residential properties. The SEER rating is the standard by which the energy efficiency of air-conditioning units is measured, with 14 SEER being the minimum standard required by the government. Up from the previously required rating 13 SEER, the new regulation was exceeded by Western Rim Property Services, who began providing 15 SEER rated systems in the company’s residential properties.

Western Rim has always been at the forefront of energy and environmental concerns, having contributed significantly to the development of parklands in and around the communities were the developments have been established. Already having contributed millions of dollars in tree planting and land improvement, the company renewed its focus on providing modern state-of-the-art features that adequately addressed the need for energy efficient green systems.

With so much already accomplished during 2015, Marcus Hiles is poised to embark on the next stage of Western Rim’s and Mansions’ operations. Given the companies’ excellent track record of accomplishments, the next year and beyond will undoubtedly see both companies further cementing their positions as the top real estate firms in Texas.
